SoFi is the small triangle south of 5th Street where Miami Beach stops being nightlife and becomes residential. It is bounded by the Atlantic on the east, Government Cut on the south and Biscayne Bay on the west, and that is the most important fact about it: the neighbourhood is physically incapable of expanding.

What the boundaries do to the market

Because there is effectively no new-construction pipeline, almost everything here trades as resale. Supply in any given month is a handful of residences across a small number of buildings, and the buyers are frequently people who already own in the neighbourhood and want a different line, a higher floor or a better exposure.

This is a market where access matters more than search. By the time a good residence in SoFi is broadly marketed, the people who were going to buy it usually already know about it.

What living here is actually like

South Pointe Park sits at the tip, with the jetty walk along Government Cut where the cruise ships and the container traffic pass close enough to feel. The restaurants are the ones locals book rather than the ones on the postcards. You are a ten-minute walk from Ocean Drive and comfortably insulated from it.

It is quieter than people expect and more residential than its reputation suggests — families, long-term owners, dogs on the beach path in the morning.

What to look at closely

  • Exposure — ocean, Government Cut, bay and city all read completely differently here
  • Building age and structural inspection status, which vary widely across the neighbourhood
  • Reserve funding and assessment history, particularly in the older stock
  • Rental rules, which are stricter in some buildings than buyers assume
  • Parking and guest access, which are genuinely constrained in a twelve-block neighbourhood

How I would approach a purchase here

I would not start by looking at what is listed. I would start by deciding which three or four buildings are right for you and which lines within them, and then work out whether any of those owners are thinking about selling. In a market this small and this tightly held, that is the strategy that produces the residence you actually want.

It takes longer. It also tends to be the difference between buying in SoFi and buying near it.

If South of Fifth is where you want to be, tell me which buildings appeal and I will tell you what is realistically achievable in each.
