Aventura

The mainland answer to the oceanfront strip

Overview

A planned city on the Intracoastal built around a mall, a country club and a marina — practical, well-served, and priced below the beach.

The Aventura guide

Aventura was built as a plan rather than grown as a neighborhood, and it shows in the best way: wide roads, structured zoning, a hospital, a charter school system with a genuine reputation, and the largest mall in the region at its center. The residential stock is predominantly Intracoastal high-rise, with water views west across the waterway rather than east across the ocean, and prices reflect that difference. For families and for buyers who intend to actually live in South Florida rather than visit it, it is frequently the more rational purchase.

Aventura is a planned city built around a mall, a country club and a run of intracoastal towers. It is not a beach town — the ocean is a short drive east — and its logic is convenience: shops, schools, medical care and the airport all close and all easy.

The residential stock is predominantly high-rise on the water, with a large single-family and low-rise component to the west. Buildings vary widely in age and in service model, and the difference between a well-run older tower and a newer one is usually about management rather than address.

It draws families and year-round residents more than seasonal ones, and that shows in how the buildings live. For buyers weighing it against Sunny Isles, the honest distinction is water and view versus convenience and space, and the two rarely suit the same person.

The life here

  • Aventura Mall and a genuine services core — hospital, schools, offices
  • Intracoastal frontage and the Waterways marina
  • Turnberry's golf and club facilities
  • The beach a short drive east over the Lehman or Sunny Isles causeway

Buying here

West-facing Intracoastal exposure is the norm and delivers the sunset rather than the sunrise. It is a real difference in how an apartment lives, and it is reflected in the price — decide which you actually want before comparing buildings.
