On the market in Fisher Island
The Fisher Island guide
Fisher Island has no road connection to anywhere. Residents and their cars arrive by ferry, and that single fact shapes everything else: who is on the island at any moment, how the club operates, and why the market here moves on its own rhythm rather than the county's. The housing is almost entirely low-rise condominium set in mature landscape, much of it built around the original Vanderbilt estate. Membership and residence are intertwined, and the approval process is real. It is not a market anyone enters casually, and it is not one where speed is rewarded.
Fisher Island is reached only by ferry and has no bridge to the mainland — a fact that governs the whole of life there. It is private, small, and largely made up of low-rise buildings and villas set around a club, a marina and a stretch of imported beach.
The market is a closed one in practical terms: a limited number of residences, infrequent availability, and a purchase process that involves the island as much as the seller. Preparation and representation count for more here than in an open condominium market.
The ferry is the whole calculation. It is frequent and it is well run, but it is a schedule, and it sets how the island lives — which is precisely what its residents are buying. It is worth doing the crossing a few times, at different hours, before deciding.

Buying here
Approval, club membership and the carrying structure are as material as the residence itself, and they are best understood before a specific unit is chosen. Buyers who work the process in that order tend to transact; buyers who fall for a unit first frequently do not.
