Las Olas Isles

Finger isles with deep water at the door

Overview

The residential isles running off Las Olas Boulevard — the most sought-after dockage addresses in Fort Lauderdale.

The Las Olas Isles guide

The Las Olas Isles are a series of parallel finger islands built off the boulevard, each lined with waterfront houses whose back gardens end at a seawall and a private dock. The appeal is exact and easy to state: a substantial house, on a real street, with a yacht behind it, ten minutes from the ocean and five from a walkable boulevard. Because the isles differ in width, orientation and — critically — in what has to be passed under to reach the sea, the market rewards precision. Two houses of similar size on adjacent isles can be materially different assets.

The Las Olas Isles are a set of residential fingers running off Las Olas Boulevard, minutes from both the beach and downtown Fort Lauderdale. They are almost entirely single-family, almost entirely waterfront, and unusually central for the kind of dockage they offer.

This is a market in which the water specification governs the price: frontage in feet, canal width, depth, and above all whether a fixed bridge sits between the dock and the inlet. Two houses that look alike can be very different assets on that basis alone.

The building stock ranges from original mid-century houses to full contemporary rebuilds, and a substantial share of what trades here is bought for the lot. What may be built, and how close to the seawall, is worth establishing before rather than after.

The life here

  • Private dockage on effectively every waterfront lot
  • Las Olas Boulevard's restaurants and galleries at the head of the isles
  • The beach a few minutes east across the Intracoastal
  • Quiet, low-rise residential streets with no through traffic

Buying here

Establish the route to the ocean before anything else: which bridges, what clearance, what depth. An isle with no fixed bridge between it and the inlet carries a permanent premium for good reason, and it is not something a renovation can fix.

The dock is frequently worth more to the buyer than the house. Documented frontage length, depth, air draft and seawall condition should lead the presentation, not follow it.
