Palm Beach, Florida

Palm Beach

Palm Beach

An island that has resisted change on purpose

Overview

Sixteen miles of barrier island with strict landmark protection, almost no new construction, and the oldest established wealth in Florida.

The Palm Beach guide

Palm Beach is the most tightly controlled residential market in the state, and that is the entire proposition. The landmarks commission and the town's zoning have between them prevented essentially all of the development that reshaped every other coastal community in Florida, so what exists is largely what has existed: Mizner-era estates, a small number of oceanfront and lakefront cooperatives, and Worth Avenue. New supply is close to zero. Approval processes for both purchase and renovation are real and slow, and a buyer who has not accounted for them will find the timeline surprising.

The island of Palm Beach is small, tightly regulated and unlike anywhere else in the state. Worth Avenue and the ocean sit within a few blocks of each other, the building stock is protected, and what can be built or altered is governed closely.

The market is predominantly single-family estates with a limited set of low-rise buildings, and the ocean-to-lake geography means most addresses are defined by which side of the island they sit on. Supply is genuinely constrained: the island is built out and its rules keep it that way.

It draws a buyer with a long horizon and often a family history in the place. Transactions can be private and relationships matter, which makes preparation and representation more consequential here than in an open, listed market.

The life here

  • Worth Avenue and a genuinely seasonal social calendar
  • Landmark protection that constrains demolition and alteration
  • Ocean on one side, the Intracoastal on the other, across a narrow island
  • Palm Beach International twenty minutes away over the bridge

Buying here

Cooperative approval and landmark review are the two processes that decide most Palm Beach transactions, and neither is quick or purely financial. Understand what may be altered on a given property before valuing the alterations you intend.

Discretion is the market convention here rather than a preference. Off-market and quietly-brokered approaches are normal, and open marketing can work against a property's standing.
