Boca Raton

Planned, coded, and quietly substantial

Overview

Mizner-influenced architecture, a strict sign and building code, country-club communities inland and a protected coastline east.

The Boca Raton guide

Boca Raton is the largest and most self-sufficient city between Fort Lauderdale and West Palm Beach, and one of the few that has enforced an aesthetic code with any consistency — the low, tile-roofed, Mediterranean vocabulary is a requirement rather than a fashion. The market splits cleanly: an inland belt of established country-club communities with substantial houses on generous lots, and a narrow eastern strip of oceanfront and Intracoastal property where the prices are set. Corporate relocation has given the city a year-round professional population that most of the coast lacks.

Boca Raton is a planned coastal city with a strong architectural identity, a long stretch of protected beachfront and a set of established country club communities inland. It is more suburban than Miami and more consistent than most of the coast.

The housing runs from oceanfront condominiums through gated single-family communities to large estates, which makes it one of the broadest markets in the region. That range is the appeal: families, seasonal residents and downsizers are all served without leaving the city.

It suits buyers who want space, schools and a coastal town that runs year-round, with Fort Lauderdale and Palm Beach both close. The trade against the barrier islands is walkability — most of Boca is driven rather than walked.

The life here

  • A protected, low-rise coastline with public beach parks along its length
  • Country-club communities inland — golf, tennis, gated, established
  • Mizner Park and a walkable downtown core
  • Boca Raton Airport and easy reach of both Palm Beach and Fort Lauderdale

Buying here

In the club communities, membership is frequently mandatory and the initiation is a material, non-refundable cost that is not part of the asking price. Establish the full carrying cost — dues, membership, assessments — before comparing houses.
